Twenty closed sales in five years make it consistently active, and the price band β most closings between $600,000 and $1.9 million β puts it among the more accessible Palmilla addresses.
Two things set it apart. First, it has its own club: tennis, pickleball and paddle courts, a gym, a spa and a semi-Olympic lap pool, offered in Platinum and Gold tiers. Second β and this is the part buyers miss β that club membership is not attached to the residence. There is at least one recorded sale where the sellers held no active membership and the buyer had to apply from scratch.
One clarification worth making plainly: Palmilla Dunes is whole ownership, held through a bank trust or Mexican corporation. It is not fractional, despite occasional marketing that reads that way.
