Palmilla Estates occupies the ridge on the inland side, its homesites sitting on roughly quarter-acre parcels behind gated motor courts, looking out over the bay and the golf course below. It is one of Palmilla's more active neighbourhoods β 33 closed sales in five years across houses and land.
Its distinguishing commercial fact is cost. The neighbourhood assessment annualises between roughly $2,300 and $3,400, against $9,000 at Caleta Loma, $23,000 at Palmilla Cove and $45,000-plus in parts of Villas del Mar. For a Palmilla address with a genuine view, nothing else comes close.
The trade is that the rules here are unusually lot-specific. Some Estates lots are recorded single-storey only. Others were the first in Palmilla to permit two-storey building.
