Villas de Oro is Palmilla's entry point. Three phases of condominium-style residences spread across thirty-two acres on the inland side, behind a 24-hour gate, with a community pool. Twenty-seven closed condominium sales in five years make it one of the most liquid addresses in the community.
It is also the neighbourhood where a buyer most needs to know what they are looking at. The three phases are assessed separately, and they have diverged sharply. Phase I β the oldest building stock β has moved from about $9,000 a year to over $11,600. Phase II sits around $6,000 and Phase III around $5,400, and both have barely moved.
That is not an error in the data. Phase I is absorbing higher maintenance and reserve cost because it is the oldest, and a buyer comparing two Villas de Oro units at similar prices can be looking at a $6,000 annual difference in carrying cost.
