About Caleta Loma
Caleta Loma is a guard-gated enclave within Palmilla's own gates, on the ocean side, built around hillside homesites averaging roughly half an acre β about 17,500 square feet, or 2,300 square metres on the larger parcels.
What those lots have produced is scale. Houses here run from about 8,600 to nearly 23,000 square feet of constructed area, the largest range anywhere on Palmilla's ocean side. This is estate territory, and it trades like it β eighteen closed sales in five years across houses and land.
Caleta Loma operates its own architectural review, separate from the Palmilla master committee. If you are buying a lot, that is a second approval layer to plan for, and its guidelines are not published.
What trades here
Product
Hillside homesites and the estate homes built on them. No condominium or attached product. Land and houses trade in roughly equal measure, which is unusual β most Palmilla neighbourhoods are one or the other by this stage.

What it costs to hold
Neighbourhood assessment
Annualises at roughly $9,000 on the most recent listing, up from about $7,200 in 2013 and $8,450 in 2017 β a steady, unremarkable escalation. One recent listing quotes a figure that bundles the Palmilla master fee with the Caleta Loma assessment; ask which basis you are being shown.
The Palmilla master assessment
Billed separately from, and in addition to, your neighbourhood fee. It covers shared roads, gates, security and common landscaping. The current amount is not published and the figures circulating in listings are irreconcilable, so we do not print one β request the master budget before you write an offer.
Golf
Ownership anywhere in Palmilla establishes eligibility to apply for the One&Only Palmilla Golf Club, not membership itself. Since 1 January 2025 the Arroyo and Mountain nines have been restricted to club members and One&Only resort guests. Initiation, dues and transfer terms are set by the club and are not published.
Also budget for
- Annual bank trust (fideicomiso) fee
- A share of the Palmilla collective storm insurance
- Acquisition tax and closing costs
- Property management if the home sits unoccupied
What is not published

Palmilla is described community-wide as pet-friendly; no neighbourhood-level rule is published. Construction. Architectural review exists at both master and neighbourhood level, but no build-start or completion deadline is published. If any of these matter to your plan, we obtain the governing documents before you go firm.
Who Caleta Loma suits
Caleta Loma suits a buyer who wants to build or own at genuine estate scale on Palmilla's ocean side, values a second gate, and is prepared for a two-stage architectural approval. It is not the choice for someone who wants to be finished quickly.
