About La Caleta
La Caleta occupies the rocky palisade on Palmilla's ocean side β the most dramatic topography in the community and, correspondingly, some of its most expensive real estate. Active asking prices for houses currently run from roughly $10 million to $20 million.
The neighbourhood is a mix of estate homesites and completed oceanfront single-family homes, with houses running about 5,600 to 16,700 square feet of constructed area. Eleven closed sales in five years make it thinner than Caleta Loma next door, which is what you would expect at this price level.
The assessment here carries an unusually wide spread β roughly $10,100 to $13,000 a year β and the reason appears to be structural: lot sizes vary greatly and some houses span more than one lot. If the assessment is per lot, a two-lot house pays twice. Establish the basis before you model anything.

What it costs to hold
Neighbourhood assessment
Annualises at roughly $10,100 to $13,000 on 2024β2026 listings β two figures a month apart differ by 25%. The most likely explanation is a per-lot assessment against parcels of very different sizes, not an error. Ask for the assessment on the specific property and the number of lots it occupies.
The Palmilla master assessment
Billed separately from, and in addition to, your neighbourhood fee. It covers shared roads, gates, security and common landscaping. The current amount is not published and the figures circulating in listings are irreconcilable, so we do not print one β request the master budget before you write an offer.
Golf
Ownership anywhere in Palmilla establishes eligibility to apply for the One&Only Palmilla Golf Club, not membership itself. Since 1 January 2025 the Arroyo and Mountain nines have been restricted to club members and One&Only resort guests. Initiation, dues and transfer terms are set by the club and are not published.
Also budget for
- Annual bank trust (fideicomiso) fee
- A share of the Palmilla collective storm insurance
- Acquisition tax and closing costs
- Property management if the home sits unoccupied
What is not published
Rental policy. Short-term rental is evidently practised across Palmilla, but no minimum stay, registration requirement or cap is documented in any public source. Pet policy. Palmilla is described community-wide as pet-friendly; no neighbourhood-level rule is published. Construction. Architectural review exists at both master and neighbourhood level, but no build-start or completion deadline is published. If any of these matter to your plan, we obtain the governing documents before you go firm.
Who La Caleta suits
La Caleta suits a buyer who wants the most dramatic setting in Palmilla and is buying at the top of the market. The diligence here is narrow but important: establish the lot count and the assessment basis before you commit.
