About Oceano Alta
Oceano Alta is the upper half of a pair. Together with Oceano Baja below it, the two neighbourhoods hold roughly forty homesites along the Nicklaus Ocean nine on Palmilla's ocean side.
The houses here are more modest than most of Palmilla's ocean-side stock β roughly 3,780 to 5,000 square feet of constructed area β which combined with the elevation makes this one of the more sensibly scaled ways to own a golf-and-ocean outlook inside the community. Nine closed sales in five years, from $1.1M to $3.3M.
One data point deserves a flag. The assessment appears to have fallen β about $863 a month on a 2025 closing against $750 a month on a 2026 listing. Fees that go down are unusual. The likelier explanation is that the higher figure included a special assessment or arrears rather than the base rate.

What it costs to hold
Neighbourhood assessment
Annualises at roughly $9,000 to $10,400 across 2025β2026 listings. The apparent decrease between the two is worth asking about directly: a base fee that falls year on year is uncommon, and the higher figure most likely carried a special assessment or arrears.
The Palmilla master assessment
Billed separately from, and in addition to, your neighbourhood fee. It covers shared roads, gates, security and common landscaping. The current amount is not published and the figures circulating in listings are irreconcilable, so we do not print one β request the master budget before you write an offer.
Golf
Ownership anywhere in Palmilla establishes eligibility to apply for the One&Only Palmilla Golf Club, not membership itself. Since 1 January 2025 the Arroyo and Mountain nines have been restricted to club members and One&Only resort guests. Initiation, dues and transfer terms are set by the club and are not published.
Also budget for
- Annual bank trust (fideicomiso) fee
- A share of the Palmilla collective storm insurance
- Acquisition tax and closing costs
- Property management if the home sits unoccupied
What is not published
Rental policy. Short-term rental is evidently practised across Palmilla, but no minimum stay, registration requirement or cap is documented in any public source. Pet policy. Palmilla is described community-wide as pet-friendly; no neighbourhood-level rule is published. Construction. Architectural review exists at both master and neighbourhood level, but no build-start or completion deadline is published. If any of these matter to your plan, we obtain the governing documents before you go firm.
Who Oceano Alta suits
Oceano Alta suits a buyer who wants golf frontage and an ocean outlook without building or buying at estate scale. It is one of the more rational price-per-view propositions in Palmilla, and the houses are sized for actual use rather than display.
