About Oceano Baja
Oceano Baja sits on Palmilla's ocean side, its homesites laid along the Nicklaus Ocean nine β the stretch of golf that climbs 600 feet over its opening holes and is the reason the course is photographed as often as it is.
Together with its companion neighbourhood Oceano Alta, the two hold roughly forty homesites. Ten closed sales here in five years, from $125,000 for land to $3.5 million for a completed house, with constructed areas running about 3,900 to 7,500 square feet.
The commercially interesting fact is the assessment. At roughly $1,780 a year on the most recent listing, Oceano Baja carries the lowest documented neighbourhood fee on Palmilla's ocean side by a wide margin. One older listing states the figure bundles the Palmilla master fee β the only Palmilla neighbourhood where that has been stated.

What it costs to hold
Neighbourhood assessment
Annualises at roughly $1,780 on the most recent listing. A 2018 listing quoted about $138 a month and stated that the figure included the Palmilla master assessment β the only Palmilla neighbourhood on record making that claim. If it still holds, the effective total cost here is exceptional. Confirm it in writing; if it does not hold, add the master fee.
The Palmilla master assessment
Billed separately from, and in addition to, your neighbourhood fee. It covers shared roads, gates, security and common landscaping. The current amount is not published and the figures circulating in listings are irreconcilable, so we do not print one β request the master budget before you write an offer.
Golf
Ownership anywhere in Palmilla establishes eligibility to apply for the One&Only Palmilla Golf Club, not membership itself. Since 1 January 2025 the Arroyo and Mountain nines have been restricted to club members and One&Only resort guests. Initiation, dues and transfer terms are set by the club and are not published.
Also budget for
- Annual bank trust (fideicomiso) fee
- A share of the Palmilla collective storm insurance
- Acquisition tax and closing costs
- Property management if the home sits unoccupied
What is not published
Rental policy. Short-term rental is evidently practised across Palmilla, but no minimum stay, registration requirement or cap is documented in any public source. Pet policy. Palmilla is described community-wide as pet-friendly; no neighbourhood-level rule is published. Construction. Architectural review exists at both master and neighbourhood level, but no build-start or completion deadline is published. If any of these matter to your plan, we obtain the governing documents before you go firm.
Who Oceano Baja suits
Oceano Baja suits a golf-motivated buyer who wants Palmilla's ocean side without an ocean-side carrying cost, and who is buying to build. Given how little currently trades here, it also suits someone patient enough to wait for the right lot.
